How a foreigner can buy a house in Brazil

Any person can buy urban real state in Brazil, even foreigners.  

Foreigners can buy urban real state, but this doesn't give the owner a Brazilian permanent visa.


Required documents for buying real state in Brazil:

 The citien's passport ou RNE (Registro Nacional de Estrangeiro, in English "National Registry of Foreigners"") in case he/she has a permanent visa;

 CPF – a kind of Brazilian Social Security Number or Individual Taxpayer Identification Number

To get the CPF number, the foreigner must visitany facility of "Receita federal" in the main Brazilian cities (capitals) carrying his/her passport and the Brazilian visa and then asking for the registry. 

Required documentation from citizens who do not live in Brazil:

 The citizen's passport or RNE (Registro Nacional de Estrangeiro) in case of a permanent visa;

 Birth certificate in Portuguese (a certified translation) and authenticated by the Brazilian consulate in the citizen's country.

 The CPF may be requested directly in the Brazilian consulates, and in case the citizen is married, its partner's CPF will also be required.

 Letter of attorney in the Brazilian Consulate with full power to buy, to sign documents of conveyance and to deal with any matters before the Register of Deeds, Property Records and Receita Federal to regulate the acquired real state in the foreigner citizen's name.
